Senior Pre-Construction Manager Overview

The Vero Sade Pre-Construction Manager will lead our estimating department on all ground-up and value-add multifamily projects including conceptual estimates, detailed estimates, logistics planning, value management, subcontractor/supplier selections, procurement and transition to our construction and procurement teams. The Pre-Construction Manager must be flexible and an adaptable team player, as well as have strong communication skills. 

Role & Responsibilities

  • Oversee the accuracy and quality of budgets, drawing reviews and specification reviews.
  • Review subcontractor and vendor bids. 
  • Create conceptual budgets as requested by Development and Capital Markets. 
  • With the assistance of Vice President of Construction, create initial logistics plan.
  • Create bid schedule to ensure quality budget delivery within the development timeframe. 
  • Effectively communicate scope of work to subcontractors and vendors. 
  • Create and maintain scopes of work.  
  • Assign projects to estimating team members. 
  • Maintain firm, fair and ethical relationships with subcontractors and vendors. 
  • Coordinate subcontractor and vendor networking.
  • Prequalify new subcontractors and vendors.
  • Maintain unit pricing estimating log. 
  • Collaborate with construction and procurement team members. 
  • Monitor design development for potential problem areas and or cost over-runs. 
  • Schedule pre-construction meetings with subcontractors, vendors and design teams. 

Qualifications & Requirements

  • 10+ years of experience estimating different types of projects including most recently Multifamily. 
  • BS/BA in Engineering, Architecture or Construction Science. 
  • Knowledge in building designs, systems and construction materials. 
  • Knowledge of alternative material selections. 
  • Knowledge in means and methods to assist in Value Engineering. 
  • Proficient in relevant estimating and quantity take-off software. 
  • Excellent verbal and written communications internally and externally. 
  • Ability to lead a team to a common result.
